A critical element of running and managing a rental property is finding the right tenant. In order to do so, a comprehensive tenant screening process must be in place. If you fail to screen tenants properly, there is a risk that your property will not give you maximum returns.

At Property Management by Pat Gray, we only approve tenants that clear our screening process.

First, we use a pre-qualification system that helps us eliminate tenants that do not meet our client’s minimum requirements. This is necessary so that we don’t waste time.

All applicants that make it through the elimination process also have to undergo further screening before any decision is made. Our primary criteria for tenant approval include:

Financial Status

Tenants must have the ability to pay the rent. This is one condition that every potential tenant must fulfill before they can be considered.

In order to verify whether the tenant can afford the property, we evaluate their credit history, income and employment history.

These three factors can help us determine the financial stability of potential tenants and whether they will be reliable and regular with their rent payments.

This is another very important criterion for tenant screening. In order to determine whether the applicant would be a good fit for your property, we assess the applicant’s rental history. This includes information about their previous landlords, eviction history (if any).

Criminal Check

We also conduct a criminal background check for each tenant. This is necessary to avoid any unnecessary complications or risks as well as any legal problems in the future.

Finalizing the Details

Only tenants that fulfill the criteria outlined above are approved. Once approved, the tenant will be asked to sign a lease agreement which outlines all the terms and conditions. Tenants must pay a security deposit, any administrative fees as well as the first and last month’s rent.

If the property in question allows pets, the tenant will be required to pay a pet deposit. All these details and payments will be explained to the tenant, and they will also be made aware of their responsibilities and our expectations from them during the time they occupy the property.
